Brenda
Brenda founded SAGE Environmental Services to fix a problem she watched repeat across Boise commercial deals. Phase I reports that arrived late. Reports written from a cubicle in another state. Reports priced for a national chain, not for a regional CRE deal.
Today she runs the firm the same way she runs each engagement. Owner-led, narrowly scoped, and on time. She reads the standard, walks the property, talks to the people who know its history, and writes the report herself.
She works with commercial real estate agents, developers, lenders, and investors across the Intermountain West. Most projects close inside ten business days. The ones that take longer have a reason, and she tells you that reason on day one.
She is BBB Accredited and active on LinkedIn under SAGE Environmental Services. Same person, same standard, same number every time you call.

James Roloff
James Roloff is a graduate of Boise State University, holding a B.A. in Environmental Studies, a Minor in Biology, and a Certificate in Environmental Education (Spring 2025).
He is passionate about environmental education, outdoor accessibility, science communication, and preserving public land. His favorite activities include biking, kayaking, backcountry and nordic skiing, and exploring the backcountry in Idaho. In winter he is also a part-time Nordic instructor at Bogus Basin.
At SAGE, James supports site documentation, regulatory database pulls, and report production so each project has redundancy without losing the owner-led signature SAGE was built around. Every report still ships under Brenda’s name and with her review.

How we work
Three rules that haven’t changed in twenty years.

Read the standard. Then read it again.
Every Phase I we write is checked against ASTM E1527-21 line by line. Lender comments and AAI compliance both depend on that reading staying current.

Walk the site. Personally.
Boise to Bozeman to Spokane, the inspection happens in person. No drone-only walkthroughs. No subcontracted reconnaissance.

Write it clearly. Hand it over.
Lenders, counsel, and buyers should be able to read the report without an interpreter. We document plainly, cite sources, and answer questions when they come back.
